Innovative Senior Lifestyle Community breaks ground at Broadmoor Park

The Palisades at Broadmoor Park, an innovative new senior lifestyle community, has recently broken ground in southwest Colorado Springs.
The Palisades is a first-of-its-kind partnership between the University of Colorado at Colorado Springs and Dunn & Associates Inc., a local real estate development company. It will combine luxurious apartments, amenities and services with UCCS’s expertise in gerontology, nursing and health sciences.

The development is at the corner of South Academy Boulevard and Broadmoor Bluffs Drive, across the street from the Cheyenne Montana Shopping Center.
The Palisades partnership with UCCS will provide inventive programs in three areas: wellness, cognitive fitness and an on-site health clinic managed by UCCS’s Beth-El College of Nursing. Through the University’s health sciences department, residents can focus on physical fitness- stamina, strength, balance and flexibility – and being active for life.
The Gerontology Center of UCCS, which has the only doctoral program focused on geropsychology in the country, will provide programs and classes allowing residents to optimize their cognitive fitness, challenge their minds and stay engaged in the community.
Through the health clinic managed by Beth-El College of Nursing, residents can manage the routine aspects of their health on site at The Palisades. A certified nurse practitioner will be on staff for appointments, wellness check-ups, treatment for routine illnesses and health education.

It’s a perfect fit.”
The Palisades will include 110 apartments and offer both independent and assisted living facilities. Beautifully designed and decorated, residents can choose from seven different independent living floor plans and four different assisted living floor plans. The community’s location will offer residents convenient access to shopping, recreation, banking and local cultural attractions.
In addition to the innovative programs through the partnership with UCCS, The Palisades will also offer several unique features and services. These include:
- The Palisades Founders Club, which allows residents to lock in their base rent for up to nine years.
- Hair salon and spa including manicures, pedicures and massages.
- Unique dining options, including The University Club dining room with mountain views and The Café, which will offer more casual fare and atmosphere.
- For added convenience, assisted living residents will have three dining rooms to choose from.
- A certified dietician on staff who knows residents’ special needs.
- Full kitchen in the independent living apartments.
- Spacious baths with heated tile floors and walk-in showers.
- A variety of educational, cultural and social events.
- Partnership with the Humane Society of the Pikes Peak Regions that offers care for pets when a resident can’t provide it.
- Concierge services to help residents with various tasks such as valet service, dry-cleaning, copying or faxing special document or bringing their car around to the front door.
- On-Site staffing at all hours of the day and resident emergency call systems monitored around the clock.
- Extensive intranet for scheduling and coordinating daily services and activities.

Locked In Rent
The Palisades is offering 40 Founders Club memberships to enable residents to “lock-in” their base rental rate for nine years. The cost of membership is $45,000 (plus a $1,000 application fee) and, less any repairs, is fully refundable any time after the first two years according to Dunn & Associates.
Membership benefits include:
- No rental increase during the initial nine years of club membership. At any time ( after the initial two years) residents can request a full refund of their $45,000 deposit, continue to live at The Palisade and pay the then going market rate.
- At the end of the initial nine years, rent will increase to the then market rental rate, at which time residents can renew their Founders Club Membership. They can leave their deposit with Palisades and continue paying the then market rental rate for another nine years. This is not a long-term health insurance plan, but it is an opportunity for long-term security by locking in a rental rate.
- Founders Club members will automatically move to the top of the “waiting list” for the first available apartment in the Assisted Living Building.
- Opportunity to customize an apartment home by choosing carpet and floor covering, cabinets and countertops, shower tile color and accent wall color(s) from show model’s choices.
Timing for Founders Club memberships includes the following:
- $6,000 with sign-up, which secures priority number.
- $20,000 with commencement of construction. If Colorado Springs has not issued a building permit for The Palisade by April 30, 2007, than all funds will be returned to members.
- $20,000 at move in or within 30 days of certificate of occupancy at The Palisades.
